Ruined the kitchen, dining room and living room, plus the ceiling and stuff in the basement. Fortunately, his insurance paid for the cleanup (Servpro), plus replacing the kitchen floor and new carpet elsewhere. It was a monster mess, though. But I have had pipes burst in zero weather.<br />As for the writing, I do it at night, too. It's always dribble when I write in the am or anytime much before 5pm. My basement has flooded twice...I can relate, Beth. My basement has flooded twice in the last two years from water coming in from the window wells, and Lyne's townhouse flooded last year from a frozen water pipe after our distraught renters turned the heater off. New window well covers may help our basement, but you never know about rental property. I guess the bottom line is we need to figure out what's really important to us and protect them.
